The Frankfurt-based property investor DIC Asset AG has now acquired a
portfolio of 15 properties from Häusser-Bau in Bochum with a total
usable area of around 95,000 sqm. The total investment volume is around
123 million euro. The Ruhr Portfolio primarily consists of office and
retail trading properties, which are almost exclusively within the Ruhr
region, with several properties located in Bochum. The real estate
consultancy group Brockhoff & Partner, Essen, acted as adviser for
the transaction.
The properties are in good inner-city locations and around 90% of them
are let. The best known properties are the Stadtbadgalerie in Bochum's
inner-city and the civic center Gelsenkirchen.
The majority of the long-term leases ensure a solid cash flow base for
DIC Asset AG. Attractive value-added potentials can be achieved on
several properties through restructuring and re-lettings.

portfolio spread across Germany, acquired from MEAG in late 2005
together with Morgan Stanley Real Estate Funds (MSREF).
